Lagos demolishes six-storey Ikoyi building over structural defects

The Lagos State Building Control Agency has demolished a distressed six-storey residential building at No. 10 Olufemi Pedro Street, Parkview Estate, Ikoyi, over concerns of structural failure and imminent collapse.

The agency said the action was taken to safeguard lives and protect nearby properties after a routine inspection revealed serious defects in the structure.

In a statement shared on Tuesday by the Senior Special Assistant to the Governor on New Media, Jubril Gawat, LASBCA explained that the building was discovered during a monitoring exercise in the Ikoyi-Obalende area.

According to the agency, inspections showed extensive damage, including foundation failure and visible signs of sinking.

“Findings from the inspection showed that the building had developed serious structural defects, including foundation failure and visible signs of sinking,” the agency said.

LASBCA added that the structure also exhibited cracks and instability consistent with differential settlement.

“The structure also exhibited differential settlement, indicating movement within the foundation.”

The agency noted that all required enforcement procedures were followed before demolition, including issuance of statutory notices.

“Prior to the removal exercise, LASBCA served the property with all the necessary statutory notices, including Contravention Notice for Distressed Structure, Seal-Up Notice, and Demolition Notice in accordance with the provisions of the law,” the statement read.

It further stated that the building had already been sealed and that inspection and documentation processes were duly completed before the final action.

LASBCA also said the owner failed to respond to multiple official notices served on the property.

Speaking on the development, the General Manager of LASBCA, Gbaye Florence, said the demolition was necessary due to the severity of the structural distress.

“The removal of the building became necessary due to the level of distress observed on the structure,” she said.

She added that the decision was taken to prevent a possible collapse that could have resulted in loss of lives and damage to surrounding properties.

The agency reiterated its commitment to enforcing building regulations across Lagos State, urging property owners to obtain proper approvals before construction and comply with safety standards.

LASBCA said it will continue routine monitoring of buildings across the state to prevent structural failures and protect residents.
